EPC register search: check any home's EPC by postcode
Search the EPC register for England and Wales by postcode, then pick the address. You get the home's energy rating, the improvements the assessor recommended, the running costs and whether the EPC suggests a new boiler, in a report you can save as a PDF. It is free, with no sign-up.
What the EPC report shows
- The current band and score, and the band the home could reach if every recommended step is done.
- Each recommended improvement in the assessor's order, with its typical cost, yearly saving and the rating after it.
- How the walls, roof, floor, windows, heating, controls, hot water and lighting were rated, from very poor to very good.
- Yearly running costs for heating, hot water and lighting, now and after the improvements, plus CO₂ emissions.
- Whether the EPC recommends a new condensing boiler, and what that means for ECO4.
Press Download PDF on any report to save or print it. For what each band means, see our EPC rating guide and A to G chart.
Can't find your home?
- It may never have had an EPC. One is needed to sell or let a home, so a home that has stayed with the same owner since 2008 often has none.
- The assessor may have written the address differently. Flats are listed by flat number, so check the whole list.
- Homes in Scotland are on a separate register. Search the Scottish EPC Register.
- A domestic energy assessor can produce a new EPC if you need one to sell or let.
How long an EPC lasts and when you need one
An EPC is valid for 10 years. You need a valid one to sell or let a home, and private landlords in England and Wales need a rating of at least E to let a home, unless it has a registered exemption. An expired EPC stays on the register, and you do not need a new one just because it has expired if you are not selling or letting.
Is this the official EPC register?
The search uses the government's EPC data, the same certificates as GOV.UK Find an energy certificate. Each report links to the official certificate there. This page is run by Apply Free Boiler, a website of Reliant Energy Solutions Ltd, an ECO4 installer. We are not part of the government.
Use your EPC to check for a free boiler
ECO4 funds new boilers, heating controls and insulation for homes rated D to G where someone gets a qualifying benefit such as Universal Credit or Pension Credit, or where the council refers the home under LA Flex. ECO4 ends on 31 December 2026. If your report shows band D to G, check whether you qualify.
